Lake Worth Beach is a city of about 42,000 residents on the Lake Worth Lagoon, and it is one of the older communities in Palm Beach County. The town was incorporated in 1913, so a lot of its homes and downtown buildings are decades old (2020 census figure and history from Wikipedia). That age is part of the charm, and it is also why the wrong cleaning method can do real damage.
We are based in West Palm Beach, just north of the city, and we clean homes, roofs, driveways, and storefronts across Lake Worth Beach. Request a free on site estimate and we will confirm the scope and price at your property.
Older Homes and Historic Districts
The city recognizes six historic districts: College Park, Northeast Lucerne, Old Lucerne, Old Town, Southeast Lucerne, and South Palm Park, according to the City of Lake Worth Beach. The Historic Old Town Commercial District alone includes 59 buildings from 1912 to 1949, mostly Masonry Vernacular with Art Deco, Mediterranean Revival, and Moorish Revival styles mixed in.
Homes and storefronts from that era often have older stucco, softer mortar joints, and paint that has been on the wall for years. High pressure can etch stucco, push water behind a wall, and strip paint. For these surfaces we use low pressure and a cleaning solution, the same approach described on our House and Stucco Soft Washing page. If you are unsure what rules apply to a property in a historic district, ask the city before you change anything. Gentle cleaning keeps the surface as it is.
Lagoon Humidity, Salt Air, and Algae
Lake Worth Beach has a tropical climate, and the lagoon it is named for opens to the Atlantic through the Lake Worth Inlet, as Wikipedia describes. Warm temperatures, frequent moisture, and shade from mature trees are exactly what algae, mildew, and mold like best. You usually see them first as black streaks on roofs, green film on north facing walls, and slick patches on shaded driveways and walkways. Salt carried on the wind near the water leaves a hazy film on windows, screens, and metal railings.
Growth like this is more than cosmetic. Slick algae on a walkway is a slipping hazard, and it comes back quickly if it is only rinsed away. That is why soft washing treats the growth instead of just blasting it.
Lake Avenue and Downtown Businesses
Lake Avenue is the city’s main street and holds some of the oldest commercial structures in South Florida. Sidewalks, entryways, awnings, and storefront walls collect dirt, grease, and gum faster than most owners expect, and a clean entrance is the first thing a customer notices.
Downtown also fills up for big events. The Street Painting Festival draws about 100,000 people along Lake and Lucerne Avenues, and the Midnight Sun Festival has been held at Bryant Park since 1983. Booking a cleaning ahead of a major event weekend is an easy way to make a good first impression. See our commercial pressure washing page for how we handle storefronts and walkways.
Driveways, Pavers, and Everything Else We Clean
Concrete and pavers are tougher than a painted stucco wall, so they get stronger pressure, while roofs and painted walls get a soft wash. Our Soft Wash vs Pressure Wash guide explains how we choose. In Lake Worth Beach we most often clean:
- Driveways and sidewalks that have turned gray or picked up oil and tire marks
- Pavers and patios, including pool decks and courtyards
- Roofs streaked with algae
- Screen enclosures and fences
- Windows and gutters
- Wooden decks
Roofs Are Soft Washed, Not Pressure Washed
Asphalt shingles are covered in granules that protect them from sun and weather, and force or friction can knock those granules loose. The Asphalt Roofing Manufacturers Association (ARMA) is direct about it: “DO NOT use a power washer or any type of brush or broom to clean algae from the roof surface.” You can read the full ARMA algae discoloration guidance on their site. Our roof cleaning service uses a low pressure method for that reason.
When to Schedule Exterior Cleaning
Lake Worth Beach sees its heaviest algae growth when it is hot and wet, so many owners clean in the fall after the rainy season fades. Hurricane season runs from June 1 through November 30 according to the National Hurricane Center, and cleaning in the weeks before the peak also clears debris and growth from roofs and gutters. It can be if the method fits the surface. Older stucco and soft mortar should be soft washed with low pressure, not blasted. We pick the method after looking at the surface, and our soft wash guide explains the difference.
How much does pressure washing cost in Lake Worth Beach?
The price depends on the surface, its size, and its condition. Our cost guide gives typical ranges, and a free on site visit gives you a firm quote.
