El Cid and Flamingo Park are two of the best known historic neighborhoods in West Palm Beach, and both are listed on the National Register of Historic Places. They sit just south of downtown, and their homes are close to a century old. Cleaning a historic home takes a lighter touch than cleaning a newer one, and that is how we approach every house here.
We are based in West Palm Beach and provide pressure washing El Cid and Flamingo Park homeowners ask for, with a gentle method chosen for each house. Request a free on site estimate and we will confirm the method, scope, and price at your property.
El Cid: Spanish Style Homes From the 1920s
According to Wikipedia, El Cid is bounded by Flamingo Drive, South Flagler Drive, Dyer Road, and South Dixie Highway. Pittsburgh socialite Jay Phipps assembled old pineapple fields and other property to develop the district in the 1920s, and from 1923 to 1926 independent builders sold expensive homes on most of the available lots. The architecture is Mediterranean Revival and Mission style, mostly Spanish in character, and the district contains 281 historic buildings. It was added to the National Register on August 31, 1995.
Flamingo Park: Mission and Spanish Revival
Wikipedia describes Flamingo Park as a 95 acre district bounded by Park Place, Parker Avenue, Belvedere Road, and Florida Avenue. Its architecture is Mission and Spanish Revival, and it contains 458 historic buildings. It was added to the National Register on July 14, 2000.
That is a lot of older stucco, and every one of those homes has been standing through decades of Florida humidity and rain.
Why Historic Stucco Needs a Soft Wash
Older stucco and painted masonry are more fragile than newer finishes. High pressure can etch the surface, push water behind the wall, and strip paint that has been on the house for years. We use low pressure and a cleaning solution to lift algae, mildew, and dirt, which is the approach described on our House and Stucco Soft Washing page and in our Soft Wash vs Pressure Wash guide.
If you are unsure what rules apply to a property in a historic district, ask the city before you change anything. Gentle cleaning keeps the surface as it is.
Tile Roofs, Walls, and Walkways
Spanish style homes commonly have tile roofs, and roofs collect the black streaks and green growth that make a house look older than it is. Roofs are soft washed with low pressure, never blasted. See our roof cleaning page for how we approach them. In El Cid and Flamingo Park we most often clean:
- House and stucco walls with algae and mildew
- Roofs with dark streaks
- Driveways and sidewalks that have gone gray
- Pavers, courtyards, and patios
- Windows and gutters
Near the Water and Under the Trees
Both neighborhoods sit near the Lake Worth Lagoon, and mature trees are part of their character. Shade and humidity are the two things algae and mildew need, so the north sides of houses, covered entries, and areas under trees are usually where growth starts first. Salt carried on the wind near the water also leaves a hazy film on windows and railings.
Courtyards, Patios, and Older Pavers
Historic homes often have courtyards, patios, and older brick or paver walks. Older materials can lose joint sand or surface texture under too much pressure, so we set the pressure to the material in front of us. See our paver and patio cleaning page for details.
