Delray Beach is a coastal city of 66,846 residents at the 2020 census, with about three miles of Atlantic beachfront on its eastern edge, according to Wikipedia. The settlement was first called Linton, was renamed Delray in 1901, and was incorporated as the City of Delray Beach in 1927. Salt air, humidity, and a lively downtown keep exterior surfaces working hard here.

We are based in West Palm Beach and serve Delray Beach homes, roofs, driveways, and businesses. Request a free on site estimate and we will confirm the scope and price at your property.

Salt Air From the Beach and the Intracoastal

Delray Beach sits between the Atlantic and the Intracoastal Waterway, and downtown is even reachable by boat through a municipal marina. Wind carries salt from both sides, and it leaves a hazy film on windows, screens, metal railings, and painted walls. The climate is tropical, with summer highs of 87 to 93 degrees and hurricane season running from June 1 through November 30, per Wikipedia.

Heat and moisture also feed algae and mildew. You usually see black streaks on roofs, green film on shaded walls, and slick patches on driveways and pool decks. Regular soft washing removes both the salt film and the growth before they build up.

Homes near the beach have another reason to stay on top of it. The city has about two miles of public beach reached from State Road A1A, and Delray Municipal Beach was named the top beach in the southeastern United States by Travel Holiday, per Wikipedia. A dried salt film is not removed by plain water alone, which is why a cleaning solution is part of a soft wash.

Atlantic Avenue and Downtown Businesses

Atlantic Avenue is the central commercial street downtown, and East Atlantic is known for dining, shopping, and nightlife. The Pineapple Grove Arts District sits just north of it. Sidewalks, patios, entryways, and storefront walls collect dirt, grease, and grime quickly, especially where outdoor dining is busy.

The Pineapple Grove name reflects the pineapples that became the area’s main crop after 1911, so this part of downtown has a long history of its own. Older storefronts and brick or painted block need a gentle cleaning method, not a blast.

A clean frontage helps a business look open and cared for. Our commercial pressure washing page explains how we handle storefronts, patios, and walkways.

Historic Districts and Older Homes

Delray Beach has five historic districts listed in its Local Register of Historic Places, and Old School Square, the former campus of Delray Elementary and Delray High School that now holds the Crest Theatre, the 1925 Gymnasium, and the Cornell Art Museum, is a downtown landmark. Older homes and buildings often have softer stucco, older paint, and original masonry. High pressure can damage them.

For those surfaces we use low pressure and a cleaning solution, as described on our House and Stucco Soft Washing page. If you are unsure what rules apply to a property in a historic district, ask the city before you change anything.

Driveways, Pavers, and Pool Decks

Concrete and pavers can take more pressure than painted walls, so they are cleaned differently. Our Soft Wash vs Pressure Wash guide explains how we choose. In Delray Beach we most often clean:

Roofs and Stucco Walls

Asphalt shingles are covered in granules that protect them from sun and weather, and force or friction can knock those granules loose. The Asphalt Roofing Manufacturers Association (ARMA) is direct about it: “DO NOT use a power washer or any type of brush or broom to clean algae from the roof surface.” You can read the full ARMA algae discoloration guidance on their site. Our roof cleaning service uses a low pressure method for that reason, and painted stucco walls get the same gentle treatment.

When to Schedule Exterior Cleaning

Salt builds up all year, and algae peaks after the hot, wet months, so many owners schedule a cleaning in the fall. Because hurricane season runs through November 30, clearing growth and debris from roofs and gutters beforehand is a sensible step. For rough numbers, see our guide to what pressure washing costs in West Palm Beach or try the estimate calculator on our home page.

Every estimate starts with a free on site visit. We look at the surfaces, tell you which method fits each one, and confirm the price before any work starts.
